Apartment rentals
Changing the world of work and living through technology, MYCOlive provides eCo-living and eCo-working designer apartments together with an efficient booking platform — built to improve your accommodation experience from booking and rent payment to social interaction and belonging to a network that promotes eco-friendly living. The MYCOlive ecosystem enables customers to become influencers by sharing their experiences.
We serve three customer segments:
- International students
- Corporate & digital nomads
- Family & friends
The lease is for a fixed term. After that period ends, the contract may be renewed by mutual agreement for another definite or indefinite term. Early access to the apartment (or an alternative apartment we provide) is permitted, subject to applicable fees.
Payments
- The agreement is concluded when you place an order through the website and MYCOlive has sent you an order confirmation by email.
- MYCOlive may refuse your order if:
- The information you provided is incorrect or incomplete, or MYCOlive has reason to doubt its accuracy;
- You have failed to meet a previous payment obligation;
- You failed to accept delivery of a previous order and/or failed to check in for a previous order;
- If MYCOlive does not accept your order, we will inform you as soon as possible.
- The price shown on the website at the time of payment is the total price for all products, including shipping and taxes applicable in the European Union.
- You may pay using one of the payment methods offered by MYCOlive.
- Orders delivered outside the European Union may be subject to additional charges and/or taxes. Those amounts are not included in the total price referred to in point 4 above. Any such additional costs are your responsibility.
- MYCOlive is not bound by an offer on the website if you could reasonably understand that the offer (or part of it) contains an obvious mistake or clerical error (such as an unusually low price). If in doubt, please contact MYCOlive.
Cancellation
During the contract term, neither party may terminate the contract except by mutual agreement or due to a breach of these terms. The tenant may forfeit the deposit as stated in your lease or booking terms.
(i) The legal relationship ends:
- By mutual agreement of the parties;
- If the property is destroyed, sold, or otherwise ceases to be available for the lease.
(ii) The lessee may terminate immediately if the lessor interferes with proper use of the premises or fails to perform obligations under the contract after written notice.
(iii) The lessor may terminate immediately if the lessee defaults on rent and does not remedy payment within 10 days of written notice from the lessor.
House substitution
The lessor (owner), represented by and booked through MYCOlive Kft. Software (company registration no.: 01-09-35360; tax no.: 27315761-2-42), grants a lease to the lessee, who accepts the lease of the property.
The lessor permits the lessee to stay in the apartment stated in the contract, or in an alternative apartment provided by MYCOlive — for example for quarantine in line with applicable COVID-19 government requirements, or if the original apartment is no longer available due to sale, fire, destruction, or other unforeseen events.
Arrivals and conduct
The lessor shall deliver the property clean and in good condition for proper use, and shall ensure it remains so until the lease period begins. The lessee may report any pre-existing damage by sending photos to MYCOlive. Until the lease starts, all costs of maintenance and use of the property, including utilities (e.g. telephone), are borne by the lessor.
The lessee shall accept and maintain the property in good condition (ordinary wear and tear from proper use excepted) under the lease. The lessee shall use the premises carefully and without undue disturbance to others.
- Use of the premises: Any change from the agreed residential use requires the prior written consent of the lessor.
- Alterations:
- After handover, structural changes, extensions, material changes to installations, fire or security systems, or similar works are only permitted at the lessee's expense — including restoring the premises to their original condition at the end of the lease — and only with the prior written consent of the lessor.
- Such works must be carried out under the supervision of the lessor.
Advance payment
The lessee shall pay an advance as specified in the booking or contract. This amount is due at booking or upon signing. It may be applied against damage caused by improper use and serves as reservation security until the rental period begins. It shall be refunded after termination of the lease at the latest, subject to lawful deductions.
If the lessee cancels after the booking date, 100% of the advance may be retained by the lessor as agreed in your specific contract or booking conditions.
Departure and cleaning
The lessee shall return the property in substantially the same condition as at the start of the lease, subject to ordinary wear and tear.
Maintenance
1. Maintenance by the lessor (at the lessor's expense)
- General maintenance of the premises;
- Proper functioning of fixtures and fittings, including plumbing, electrics, telephone lines, gas pipes, etc.;
- Replacement of fixtures and fittings damaged other than by proper use or normal wear, or damaged by major incidents as agreed in law or contract;
- Repair of water, gas, pipework, heating, and similar building systems;
- Insurance of the premises against fire and other usual risks for this type of building;
- Payment of internet, gas, electricity, and communal charges by due dates according to supplier bills and common charges for the building;
- The lessor shall commence necessary repairs within 48 hours of notice from the lessee, where applicable.
2. Maintenance by the lessee (at the lessee's expense)
- Damage caused by the lessee or occupants (except ordinary wear and tear), including to fixtures, furniture, and pipework, and restoration to the original condition as at the lease date;
- Insurance of the lessee's personal belongings.

Limitation of liability
Except as required by applicable law, MYCOlive's responsibility is limited to facilitating that the property is maintained and cleaned for proper use in line with the platform and agreement between lessor and lessee. Specific liability limits may be set out in your individual lease or booking confirmation.
Acceptance of terms & governing law
Matters not regulated in the contract: All matters not described in these terms or your individual contract shall be governed by the Hungarian Civil Code (Ptk.) and other regulations applicable to property leasing.
In case of dispute, the parties submit to the exclusive jurisdiction of the Central Buda District Court (or as updated by applicable Hungarian procedural rules).
The contracting parties declare that, after reading and understanding this agreement, they have duly concluded the lease contract electronically in English.
