APARTMENT RENTALS

Changing the world of Work and Living for good through technology. MYCOlive provides eCo-Living and eCo-Working designer apartments and have an efficient Booking Platform that comes with it. Built to improve your accommodation experience from booking, rent payment, social interaction to belonging to a network that promotes eco-friendly living. MYCOlive Ecosystem Platform enables customers to become influencers through sharing their experiences.

We serve 3 customer segments:

The term of the lease shall be for a determined period. After the expiration of the rental period mentioned above, the contract can be renewed by common consent for another definite or indefinite timeperiod. Early arrival date at the apartment (or alternative apartment will be provided) is permitated with related fees.

 

PAYMENTS

1 The agreement shall be concluded when you place an order through the website and MYCOlive has sent you a confirmation of your order by email.
2 MYCOlive reserves the right not to accept your order if:
a. The information entered by you is not correct or complete and if MYCOlive doubts the correctness of this information;
b. You have failed to meet an earlier payment obligation;
c. You have failed to accept the delivery of an earlier order and/or you have failed to checkin at an earlier order;
3 MYCOlive shall inform you as soon as possible if it does not accept your order.
4 The price indicated on the website at the moment of payment is a total price of all products, including shipment expenses and taxes applicable in the European Union.
5 To pay for your order, you can choose one of the payment options offered by MYCOlive.
6 Orders that are delivered outside the European Union may be subject to additional surcharges and/or taxes. These surcharges and/or taxes are expressly not factored into the total price mentioned in paragraph 2 of this article. Additional costs, if any, on the basis of these surcharges and/or taxes shall be for your account and risk.
7 MYCOlive cannot be held to an offer on its website if you can reasonably understand that the offer, or a part thereof, contains an obvious mistake or writing error, such as an unusually low price. We request you to contact MYCOlive if you have any doubts about the correctness of an offer.

 

CANCELLATION

During the period of the contract, this contract cannot be terminated by either of the parties only in case of common agreement and as a result of infringement of the terms. However, tenant will lose the deposit.

 

(i) The legal relationship comes to an end:

I. in case of common agreement by the contracting parties.

II. in case of the destruction, sale or annihilation of the property.

(ii) The Lessee also has the right to terminate the contract immediately if the Lessor hinders the Lessee in the proper use of the premises, or does not fulfil his obligations in the contract despite written notification.

(iii) The Lessor may terminate the contract immediately in the event of the Lessee defaulting in the payment of the renting fee and not fulfilling his financial obligations within 10 days of written notification by the Lessor.

 

HOUSE SUBSTITUTION
The Lessor (owner) represented by and booked through MYCOlive Kft Software (registration no.: 01-09-35360.; tax number: 27315761-2-42) grants a lease to the Lessee who accepts the lease of the property.

The Lessor grants permission to the Lessee to stay at the apartment mentioned in the contract or alternative apartment will be provided by MYCOlive for Quarantine purpose in compliance COVID19 Government requirements and in the event the apartment is no longer available as a result of sale, fire destruction or other unforseen events.


ARRIVALS AND CONDUCT
1.The Lessor shall deliver the property in a cleaned and good condition for proper use to the Lessee, and shall guarantee that the apartment is kept in such condition until the actual lease period starts. Lessee can report any previous damanges by sending photos to MYCOlive. Until the actual start of the lease, all costs of the maintenance and use of the property including overhead costs (telephone, etc.)  shall be paid by the Lessor.

The Lessee shall accept and maintain the property in good condition (normal wear and tear resulting from the Lessees proper use thereof excepted) under the terms of the lease. The Lessee shall use the leased property with care, without interference to anyone legitimate interests.

2. Use of the premises: Any change in the use of the rented property (residential) is possible only with the previous written consent of the Lessor.

3. Alterations:
a. After handing over the property to the Lessee, any work that involves changing the existing conditions transformation, building of extensions, changing any equipment, establishment of fire protection, security and other defense equipment and the service of them is possible only at the Lessee’s own expense, which includes the expense of restoring the premises to the original condition, as at the date of this lease, and with the prior written consent of the Lessor.

b. The above-mentioned works have to be carried out under the supervision of the Lessor.


ADVANCE PAYMENT
Lessee shall pay advance payment. This amount shall be transferred at the time of booking/signing of the contract. This sum shall be used against damages caused by Lessees inappropriate use of the apartment and before the renting period it will serve as a reservation insurance. It will commence the reservation for the apartment, This amount shall be refunded to Lessee after termination of the lease contract at the latest.

If Lessee terminates the contract after the booking date, in this case, 100% of the advance payment amount shall be the Lessor property.

 

DEPARTURE AND CLEANING

The Lessee should return the property to the original condition as at the start of the lease.

 

MAINTENANCE
1. Maintenance by the Lessor: The Lessor at his own expense has to provide for:

a. The general maintenance of the premises.

b. The working order of all the fixtures and fittings including all plumbing, electrical wiring, telephone lines, and gas pipes, etc. belonging to the premises.

c. The replacement of fixtures and fittings including all plumbing, electrical wiring, telephone lines, and gas pipes, etc. damaged in proper use or by heavy damages.

d. The mending of the water, gas, pipe-work, heating system, etc. in the rented property.

e. Insurance of the premises against fire, damage and all other comprehensive risks usual for a building of this type.

f.The settlement of internet,gas,electricity and communal charges by the due dates according to the bills of service suppliers and the common charges to the premises.

g. Any necessary repair work has to be initiated by the Lessor within 48 hours of notification by the Lessee.

2. Maintenance by the Lessee: The Lessee at his own expense has to provide for:

a. Any damages caused by him, normal wear and tear excepted, or by the persons residing on the premises to the property - including any fixtures and fittings, furniture and pipelines on the premises - and the expense of repair to the original condition as at the date of this lease.

b. For the insurance of his own personal belongings.

LIMITATIONS OF LIABILITY
MYCOlive accepts no liability other than ensuring that the property is maintained and cleaned for proper use.

ACCEPTANCE OF TERMS AND CONDITIONS:

Matters not regulated in the contract: All matters not described herein shall be governed by the Hungarian Civil Code (PTK) and other regulations applicable to the leasing of properties. In case of a dispute, the parties shall submit to the exclusive ruling of the Central Buda District Court.

The contracting parties, after having read and understood this agreement, duly agreed electronically the lease contract in English.

Securing privacy

We do not knowingly gather or otherwise process personal data of minors under the age of 16. If we notice that one of our users/visitors is a minor we’ll immediately take steps to remove their information.
